TERMS OF THE AUCTION

  • A 15% non-refundable earnest deposit is required the day of the sale.  The balance due will be at closing on December 12, 2023.  A cashier’s check, money order, or wired funds will be required at closing.  All mineral right owned by the seller will be conveyed to the buyer.  The sale is subject to all easements, covenants, and restrictions of record.

  • Possession:  The buyer will receive full possession for the 2024 crop year.  Possession is subject to the rights of the current lessee until February 29, 2024.  The 2023 real estate taxes will be paid by the seller.  The 2024 and subsequent years will be paid by the buyer.  The seller will provide an owner’s title insurance policy on the property.  The cost of the title insurance will be split equally between the seller and the buyer.   The buyer is responsible for all loan policies.

  • Tract 3:  From Humboldt, Ne.  Travel 4 Miles South on Highway 105 to 709 Road, Turn Right on 709, then go 1 Mile West to 632 Ave, Turn left on 632 Ave (this is a minimum maintenance road), Go 1\2 Mile South on 632 Ave, Field entrance will be on the East side of the Road.

  • Tract 4:  From Humboldt, Ne.  Travel 4 1\2 Miles South on Highway 105 to 708 Trail (this is a minimum maintenance road), Turn Right and go 1/2 Mile West, farm is located on South side of 708 Trail.

SALE ORDER
  • We will offer Tracts 1 & 2 as individual Tracts and in combination.  If the combined value of Tracts 1 & 2 does not exceed the value of the individual Tracts, then Poppe Realty & Mgmt reserves the right to remove the combination anytime during the Auction.  Tracts 3 & 4 will be sold as individual tracts and will not be combined with any of the other Tracts.  The farms will be sold to the highest bidder, subject to approval by the Sellers.
